HOA and Architectural Review Questions for a Loudoun County Kitchen Remodel

A kitchen remodel happens mostly indoors, but it can still involve your homeowners association. Here is what Ashburn associations publish about review, and the questions worth asking yours.

What Ashburn associations actually review

Many Ashburn homes are in communities with homeowners associations. The published architectural review processes of two of the largest focus on the outside of the home. The Ashburn Farm Association states that exterior modifications require an Exterior Alteration Application and the association's approval before construction. The Ashburn Village Community Association's Architectural & Environmental Review Committee reviews exterior applications for single-family homes and townhomes.

That exterior focus is typical, but every association has its own covenants and guidelines, and they change. The only reliable answer is your own association's current documents and staff. We do not summarize any specific association's rules beyond what they publish.

Where a kitchen remodel can touch the exterior

  • A new range hood that vents outside, which can mean a new wall or roof cap
  • A new, enlarged or relocated window, for example over a sink
  • A new exterior door or a change to a patio door from the kitchen
  • Changes to exterior gas or electrical equipment

If any of these are in your plans, ask your association whether an application is needed and how long review takes, and build that into your timeline before ordering materials.

Questions about the work itself

Even a purely interior remodel affects the street. Before you start, ask your association:

  1. Is a dumpster or portable storage container allowed, where can it go, and for how long?
  2. Where can contractor vehicles park, and are there street or common-area restrictions?
  3. Are there permitted hours for construction work?
  4. Do you need to notify the association or neighbors before work starts?
  5. Are there rules about debris, deliveries or use of common areas?

Why this matters for scheduling

If your plans include an exterior element that needs association approval, the review can affect when work can start. Associations often meet on a set schedule; the Ashburn Village committee, for example, meets monthly. Submitting early, with drawings and product information, keeps the review from becoming the thing that holds up an otherwise ready project. It also avoids having to undo work that an association later objects to.
